Abstract

One of the most important consequences of urbanization, along with the lack of proper urban infrastructure for residents and urban migrants, is the creation of irregular and decayed contexts around and inside the city. The rate of resistance of these buildings due to decays is very low, and in the time of unexpected events such as earthquakes and etc. rescue operations, despite the high density of construction and low passageways, is very hard. Therefore, rehabilitation and revitalization of urban decayed contexts is essential. Decayed urban contexts are areas that is lagging behind the urban development process, and its regeneration is beyond the power of the market forces and the inhabitants of these areas. These contexts today are considered as one of the problems of metropolitan cities. Economic poverty of inhabitants and owners of these areas has deprived them of any modernization and improvement and formed a defective cycle of production of deprivation in these areas. Therefore, organizing such critical conditions requires the attraction of private and non-profit sector investors. The type of this research is applied research and the research method used in it is descriptive-analytic. In order to achieve the research goals, firstly, the barriers and investment challenges in regeneration of decayed contexts have been investigated, and then suggestions have been made to eliminate these problems. These suggestions are presented in the form of effective support packages, legal requirements, fixation of infrastructure Problems, solving the problems of increasing price irregularities, solving the problems associated with instability and constantly changing construction regulations, attracting investors' reliance, and establishing real estate and investment companies.
